Mercia Sabai Sabai – Canal-Side Retreat
By booking your stay, you agree to the following terms and conditions. These ensure a safe, relaxing and enjoyable experience for all our guests, and protect the space we’ve worked hard to create.

Booking & Guests

1. The price is based on two guests sharing.
2. No visitors or additional guests are allowed at any time during your stay, unless agreed in advance.
3. This is to maintain privacy, safety, and prevent misuse of the space.
4. The property is not to be used for parties, events, or large gatherings.

Check-in / Check-out

1. Check-in: from 3:00pm
2. Check-out: by 11:00am
3. Self-check-in is available via secure key box—details will be provided before your arrival.
4. Early check-in or late check-out may be possible with prior agreement (fees may apply).
5. ID may be requested to verify booking name and age.

Hot Tub Policy

1. Use of the hot tub is at your own risk.
2. You must shower before using the hot tub. This helps maintain water quality and protects the system.
3. Fake tan, oils, creams, or hair products must not be worn in the hot tub.
4. If the water becomes discoloured or contaminated due to misuse, the hot tub will need to be drained, cleaned, and refilled—this will incur a minimum charge of £100 to cover costs and time lost.
5. Please cover the hot tub when not in use.
6. No glassware in or around the tub.

Dogs / Pets

1. Dogs are welcome by prior agreement.
2. A pet cleaning charge of £25 applies to:
   1. One medium-sized dog, or
   2. Up to two small dogs
3. Dogs must not be left unattended in the property.
4. Please keep pets off the furniture and bedding.
5. Guests are responsible for cleaning up after pets, both indoors and outdoors.
6. Excessive mess or damage caused by pets may incur an additional cleaning fee.

Property Use & Conduct

1. Please treat the property with care and respect.
2. Any damage, breakages, or extra cleaning required will be charged accordingly.
3. Please do not move furniture or reconfigure the layout.
4. No illegal activity or anti-social behaviour is permitted on the premises.

Smoking & Vaping

1. Smoking or vaping is not permitted indoors under any circumstances.
2. You may smoke in the designated outdoor areas—please dispose of cigarette ends safely.
3. A £150 cleaning fee will be charged if indoor smoking is detected.

Health & Safety

1. The property is canal-side. Please take care near the water, especially in wet or icy weather.
2. Children must be supervised at all times.
3. The hot tub and deck may be slippery when wet—use caution.

Cancellations & Refunds

1. Cancellation terms will be outlined at the time of booking (Airbnb or direct).
2. No-shows or early departures are non-refundable.
3. If the property becomes unavailable due to circumstances beyond our control, a full refund will be issued.
